Blue Ridge Capital operates under the belief that there is no better market in the country to pursue our ambitions than the Southeast – our own “backyard”. Blue Ridge Capital acquires turnaround retail (ie, high vacancy or low rents), high-yield retail (i.e. timing/motivation driven), and we engage in arbitrage (short term profit taking) on other retail and non-retail assets, including discounted notes and originating "hard-money" loans. As such, we don't invest in stabilized properties, as our yield requirements would be prohibitive. Our belief is that you make your money when you buy something, not when you sell it.

While our pricing is often less than other buyers, we differentiate ourselves by offering fast closings, as well as taking on properties that are challenging, and oftentimes hard to get financed by others. Typically we will place our earnest money "at-risk" at Contract, proceeding without due diligence, saving the seller the grief of going through multiple buyers before a closing actually occurs.

We are actively looking to add to the portfolio, and welcome your submissions. Please keep the following themes in mind when submitting properties: (1) Upside through re-development or lease-up, (2) High Yield, or (3) Low Price/SF relative to the market. These ideas best sum up what Blue Ridge is looking for.

Retail is our mainstay; however, we purchase non-retail assets where the short-term profit potential is compelling. We have closed a number of deals in as little as one week. We are all-cash buyers, and do not rely on financing to close.

Blue Ridge Capital is selectively seeking new acquisition opportunities. Please use the parameters below as a guide in assessing properties that may be of interest to us.

Type:   Neighborhood or community retail centers priced below replacement cost that offer the ability to achieve entrepreneurial returns through aggressive leasing, improved management, redevelopment or pricing considerations.
Geographic Preference:   Southeast
Size:   $1-$30 million (will consider larger transactions)
Type:   Other real-estate types will be considered, including debt instruments, where the potential for significant short-term returns exist. We have concluded transactions on multi-tenant office, automotive service and residential, as well as retail.
Geographic Preference:   1) Southeast
2) U.S.
Size:   $1-$30 million (will consider larger transactions)
